We work in accordance with the RIBA plan of work.

Design Brief Development

We work with our clients to fully understand all of their requirements for their specific project to ensure that their brief is meticulously reviewed, developed and fully met.

Feasibility Studies

The initial feasibility of a project is always assessed to ensure that it is deliverable and achievable from all aspects including space requirements, aesthetics, planning, viability and technical delivery.

Initial Concept Designs

A number of concept design options are prepared in the form of 2d drawings and 3d visuals to assess the pros and cons of alternative solutions for fulfilling the brief, so that a more robust preferred concept design is established.

Planning Applications

We prepare all the necessary drawings for Planning Applications, including Heritage and D&A Statements, and then submit, monitor and liaise with the Local Authority & all other consultants required as part of the process.

Building Regulations

Our knowledge of the Building Regulations ensure that drawings and specification that we prepare at this stage are fully compliant with all relevant aspects of the design in this respect, with the input of other consultants as necessary.

Technical Design & Specifications

More detailed technical drawings & specifications are produced as necessary to suit the requirements of the specific project, including additional information for accurate pricing purposes.

Tender Drawings

Drawing packages are prepared for competitive tendering purposes, and we fully manage the tender process sourcing alternative building contractors to quote for & implement the work, and including dealing with any pricing queries.

Building Contracts

Standard Building Contracts are prepared and put in place for the construction stage of projects. We can then act a Contract Administrator ensuring that all parties carry out their duties accordingly and the work is completed satisfactorily.

Construction Monitoring

Construction work is monitored and inspected at regular intervals, and we issue Interim Certificates only when construction work stages are completed to our satisfaction, to only then allow interim payments to the contractor to be made.

Architects Certificates

All standard Architect’s certificates can be provided by our fully qualified & chartered Architects following inspections, including Interim, Practical Completion, Making Good Defects and Professional Consultant’s Certificates as appropriate.

We typically work with clients who have a build budget of £180k + VAT upwards.
